This auction, conducted with notice of the US Federal Bankruptcy Court, is of the majority of the remaining Hudson properties. It includes over 600 acres of land in (20) parcels. The auction includes the large farming operation facility, new offices, shop, and home located at 553 Rosin Hill Road as well as a large number of parcels in the immediate and surrounding areas. This auction includes several very nice farms and tracts of 140+ acres, 105+ acres, 103+ acres, 65+ acres, 40+ acres and others. There are parcels with homes included with this auction as well.
This auction is being held with Notice to the United States Federal Bankruptcy Court and is subject only to Court confirmation. The majority of the parcels will be sold separately and will NOT be combined or "lumped" together at the end of the auction. This auction will be held live on location and the auction of all the properties will be held at 553 Rosin Hill Road. The bids will NOT "lay open" and there is NO upset bid or bid raise period beyond the auction of each of the properties.
Country Boys Auction Representatives will be on location at 553 Rosin Hill Rd on Wednesday, January 17th from 10:00 am - 2:00 pm with complete sales packages to assist you with any questions and auction registration. They will also be available on location again on Thursday, January 18th beginning at 8:00 am to assist you with any questions and auction registration.

TERMS – This sale is being sold with Notice to the United States Federal Bankruptcy Court. The property is being sold “FREE & CLEAR” of all liens, or with liens satisfied at closing. The property is being sold “AS IS, WHERE IS”. The property is being sold with taxes prorated as of day of closing, meaning the current year taxes will be split between the Buyer and the Seller based on the closing date; all prior years taxes will be paid by the Seller. A 10% deposit is required by the last and highest bidder at the time of the auction. The remaining 90% will be due at closing. The sale is subject to Court confirmation. This confirmation period usually takes approximately (30) days. Once the sale has been confirmed, you will be notified and your closing period will begin on that day. There is “NO UPSET BID PERIOD”, this means that the last and final bid at the auction cannot be raised after the auction is closed by the auctioneer.
