    This auction is of a nearly 14,000 square foot manufacturing/warehouse facility situated on a large 4.7+/- acre property on Sand Hole Road just off of US HWY 17 Bus. in between Chocowinity, NC and Washington, NC. The property is located near the intersection of Whichard's Beach Road (a major intersection with Hwy 17) about 1 mile from historic downtown Washington.

    This auction will be held live on site at "Parcel 1" located at or near 600 Sand Hole Road in Chocowinity, NC at 11:00 am on Wednesday, April 11, 2018. The property can be visited daily during daylight hours. The interior can be inspected by appointment. Contact Country Boys Auction to have one of our Representatives let you in the property.

    This property is being sold subject to a minimum opening bid. Once the required minimum opening bid amount has been placed, bidding will continue until the last and highest bid is placed. The final bid at the time of auction in excess of the required minimum opening bid will be the selling price. There is NO BID RAISE or UPSET BID PERIOD after the close of the auction by the auctioneer.

    PARCEL 1 - 4.71+/- ACRES WITH BUILDINGS

    This parcel is the main property. It has the largest amount of acreage and contains (2) large commercial steel buildings. The majority of the parcel is cleared open property with large areas for storage, loading, working, etc. The front building is an approximately 130' X 30' metal building on concrete slab containing approximately 3,900 square feet. The rear building is an approximately 140' X 70' metal building on concrete slab containing approximately 9,800 square feet.

    TERMS – The property is being sold “FREE & CLEAR” of all liens, or with liens satisfied at closing. The property is being sold “AS IS, WHERE IS”. The property is being sold with taxes prorated as of day of closing, meaning the current year taxes will be split between the Buyer and the Seller based on the closing date; all prior years taxes will be paid by the Seller. A 10% deposit is required by the last and highest bidder at the time of the auction. The remaining 90% will be due at closing. There is “NO UPSET BID PERIOD”, this means that the last and final bid at the auction cannot be raised after the auction is closed by the auctioneer. There is “NO BUYER’S PREMIUM” or additional buyer fees charged by the auction company. The Buyer should inspect the property prior to bidding and do any and all research they deem necessary.
