The house appears to be in good overal condition.
AUCTION 2 - This auction is of a vacant lot located directly behind the home at 402 Lawson Road. This 0.68+/- acre corner lot fronts on both Fowle Place and Dimock Rd. and was used as additional yard and a tennis court for the home.

AUCTION PROCESS - TERMS & CONDITIONS
SELLER - This sale is being conducted by CBA in the above mentioned Matter or Estate.
SOLD “AS IS, WHERE IS” – This property is being sold in its current condition with no Buyer contingencies. It is the sole responsibility and obligation of the Buyer to perform all “due diligence and inspect the property prior to bidding.
SOLD “FREE & CLEAR” OF LIENS – Liens, if any, will be satisfied by the Seller at closing.
TAXES - The property is being sold with the real estate ad valorem taxes prorated as of day of closing, meaning the current year taxes will be split between the Buyer and the Seller based on the closing date; the Seller will pay all prior year’s real estate ad valorem taxes.
AUCTION DAY PROCESS - A live auction will be held on the property at the above listed time and place with live "open" bidding with an auctioneer. There is no preset minimum opening bid. Once an opening bid is acknowledged by the auctioneer, live bidding will continue until there are no additional bids and a final live bid amount is attained.
AUCTION DAY DEPOSIT - A deposit in the amount of 5% of the high bid amount (or $750.00, whichever is the greater amount) is required by the high bidder immediately upon completion of the live onsite auction. This 5% is part of your purchase price and is payable by cash or check. If your bid is raised, this deposit will be returned to you.
UPSET BID RAISE PROCESS - This sale is subject to all North Carolina Estate General Statutes including a (10) day upset bid raise period, meaning that the last and final bid at the auction is recorded with the Clerk of Court for the county that the property is in and held “open”. During this period anyone can contact the Clerk’s office and raise the bid with a minimum 5% increase of the current recorded bid. You may be required to make any upset bid raises in person at the Clerk's Office. Each time the bid is raised, the (10) day “upset bid raise period” starts over with a new (10) day "upset bid raise period". This process continues until there have been no raises. At that time, the file is presented to the Clerk of Court for the confirmation process. Once confirmed, the final Bidder will be notified of confirmation.
BID RAISE DEPOSITS - Bid raises must be made at the Clerk of Court's Office. A deposit in the amount of 5% of the new bid raise amount (or $750.00, whichever is the greater amount) is required by the person raising the bid. The Clerk's Office only accepts cash or certified funs for raises made at their office. Bid raise deposits paid at the Clerk's Office will be returned by the Clerk's Office.
CLOSING – Once the sale has been confirmed by the Clerk, the final Bidder will have (30) days to close on the property. The balance of the sales amount will be due at closing. The Buyer will hire/retain their own closing attorney to represent them in portion of the closing.
BROKERS & AGENTS - Country Boys Auction & Realty, Inc., its Auctioneers, Brokers, and employees will gladly assist Buyers in this auction process, however are agents for the Seller and have no dual agency representation of responsibilities. Any Broker/Agent working with or on behalf of the Buyer is a Buyer's agent and will have to be compensated by the Buyer.
